Recently, media reports have highlighted that promoting housing industrialization has become a key component of the long-term market regulation strategy. It is expected to be introduced through local pilot programs as early as next year, starting with affordable housing projects. The success of this initiative has sparked widespread interest and concern within the industry. To gain more insight, China Real Estate Channel invited Wen Linfeng, deputy director of the Housing Industry Promotion Center under the Ministry of Housing and Urban-Rural Development, for a video interview with Chinanews.com. During the discussion, Wen emphasized that housing industrialization could play a crucial role in addressing environmental challenges, particularly air pollution.
Wen Linfeng pointed out that construction sites are one of the four major contributors to smog formation. "In Beijing, where vehicle emissions and industrial pollution are more significant, the contribution from construction dust is not as high. However, in some third- and fourth-tier cities, where industries are less developed, construction dust can account for up to 30%, and in some cases even as high as 40%," he explained.
"If we move all on-site construction activities to factories, tasks such as cement mixing, sand handling, and dust generation would be carried out off-site. The finished components would then be transported to the construction site and assembled using cranes. This approach would significantly reduce pollution at the source," said Wen Linfeng.
According to Wen, an increasing number of cities are recognizing the importance of advancing housing industrialization. One of the main motivations behind this shift is the growing emphasis on energy conservation, emission reduction, and environmental protection in the construction sector. By reducing dust and other pollutants, housing industrialization aligns with broader national goals for sustainable development and ecological balance.
